Eden Prairie real estate is still selling!! Our office sold close to 13 million in the month of February, so things can’t be all negative. Like last year, the homes that show well, and are priced right do sell. It is very competitive out there however and buyers are definitely looking for a bargain or they don’t pull the trigger. I wanted to share a few Eden Prairie real estate sales statistics for the month of February.
According the regional multiple listing service, there were 46 homes that sold in February. Average total market time for these properties was 159 days. The lowest price single family home that sold was priced at $180,000 and was a 3 br 2 ba split entry built in 1979. The highest priced listing to have sold was listed at just over one million dollars and we don’t know what that sold for yet as it hasn’t closed yet. The highest priced home to have closed in February was priced at $849,000 and sold for $810,000. This home was a 4 br 4 ba one story home located in the Entrevaux neighborhood. It had over 4,000 square feet and was built in 2003. Currently there are 255 single family Eden Prairie homes for sale in Eden Prairie.
On the townhouse side, there were 26 Eden Prairie townhomes that sold in February. Prices ranged from a low list price of $79,900 to a high of $429,900. 17 of the 26 that sold were priced under $200,000. 10 were priced under $150,000. No townhouse in Eden Prairie sold for over $400,000 in February. There are currently 203 townhomes for sale in Eden Prairie.
What does the Eden Prairie Real Estate Market Hold in Store for Us?
From my own experience, showings are quite slow for townhomes in the 150-225 price range. My feeling is that we haven’t hit our ’spring’ market yet. Most of the buyers coming through are reporting that they are just starting their search in the last couple weekends of doing open houses. Past experience tells me that buyers just starting their searches now will turn into actual buyers in another month or so. As the temperature rises so do the number of Eden Prairie real estate sales!
