It seems nearly everyday that I am asked, “How is the market?” Or, I get the comment, “We would move if we could just sell our house.” While the market obviously isn’t what it was a few years ago, homes are in fact still selling. It has been my experience this year that there are indeed buyers out there looking and actually buying when they find a good value.
Statistics will speak much louder than me just saying, “Yes, homes are selling.” Maybe I have been fortunate, but I have sold every listing I have taken this year so far. I thought I would do a little research to see just how many homes have sold recently in the city of Eden Prairie. I will break down some other cities in future posts but here are a few statistics on just Eden Prairie homes.
Currently there are 300 Eden Prairie single family homes on the market for sale. The lowest priced home is a one story with 1,948 square feet priced at $184,900. The highest list price home is only 3.75 million which would get you over 7 thousand square feet. The most common segment of homes would be priced from 250 to 500 thousand. There are currently 145 homes listed on the multiple listing service (MLS)in that price range.
The following are some statistics you won’t find in the local newspapers or other media sources. Since June 1st, just in Eden Prairie, 169 single family homes were sold! The average home price that sold during that period was $469,000. The average market time for these sold properties was 68 days. That number might not take into account homes being relisted. That said, the average market time is for that listed price. There were 94 homes that sold in the price range between $250,000-$500,000. This tells me that if a home is priced right and shows well, it sells on average in 68 days! However, the tricky part is reading the market so as to price your home accurately for the current market conditions. Many factors affect pricing including condition, city location, neighborhood location, proximity to roads, and many other variables.
