fEffective May 1st 2009, all homes sold in Robbinsdale, Minnesota. The new ordinance requiresthat any single family home, twin home, townhouse, or condo in Robbinsdale must complete a truth in housing report which the city calls a point of sale report. This report must be available for review at the property which means the inspection must be completed prior to showing the home. If there are any issues marked as needing repair or replacement, those issues must be taken care of prior to closing of the property.

This point of sale inspection is to be done by an independent inspector that has been approved by the city of Robbinsdale. Cost of these types of inspections are typically in the $150-200 dollar range but can vary. This is a cost to the seller, not the buyer. This is different than the appraisal, or the buyers private home inspection which are both at the buyers expense.
A point of sale inspection is very similar to the truth in housing requirements found in other cities such as Hopkins, New Hope, Minneapolis, St. Louis Park, Bloomington and others.
